Currently, there is a restaurant that is taking up 2 floors. If I was to acquire this building, that restaurant will leave, and that second floor will be another apartment – therefore providing another Section-8 housing option. The building is in walking distance of 3 bus routes, and while it won’t be enjoyable, one could go to a Giant Eagle which is a grocery store. The tenant may want to bring a shopping cart to carry their groceries in. There are also additional routes at the Giant Eagle.
The basement will offer for a laundry room with 3 washers, and 3 dryers. There will also be utilities in coming from the basement. The only space you have access to will be the laundry room. In addition, you are required to use a valid RFID key to go to the basement. This is to prevent a homeless person from sleeping on the floor, and while I understand why the homeless person is sleeping in the laundry room, there might be mental health or violent behavior that would put you in danger.
The first floor will be my pizza shoppe called Big Frank’s Pizza. This pizza shoppe will provide for a number of foods that would be cooked, and either picked up, or delivered. There will be no patron seating. In the rear of the building, there will be a 2 car garage intended exclusively for the pizza shoppe. One space should be reserved for the delivery driver, therefore assuring they have parking. The pizza shoppe will also have a lavatory, and they will be required to wash their hands after using the toilet.
Floors 2-4 will be a 2B/1b/1l apartment. The 2 bedrooms will be located in the rear of the building. This will allow for a quieter place to sleep, and therefore less noise from the main street that the building sits on. There will be a bathroom that will sit between one of the 2 bedrooms, and the office. In the front of the space will be a great room, kitchen, lavatory, and down the hall will be a door for the office.
Rent will be $1,750 per month, and will include all utilities except telephone, and premium television. You will be required to have telephone services for the intercom system, and so FSP Realty can reach you. One advantage of this building, is you are within 1 block of the realty company in case you should have to deal with them in person. Leases will be for the first year, and after that, the lease will be month-month. I wouldn’t want to force a tenant in an apartment they will not wish to live in.
