1735-e

There is a business on the first floor, and this will be the only business that will not have to move out during renovation. Obviously, they will not reap the benefits of a completely renovated store-front, but this will be the price in staying in the location. With that in mind, the door for the upper floors is currently in the back of the building. This building will be in the same renovation time line as 1737-e. With that said, the door to 1737-e will be moved to sit next to 1735-e, and provide one door for both buildings. Since the door is shared with the two buildings, so will the elevator. There are 3 bus lines within walking distance as well as a Giant Eagle which is a grocery store. If you chooses to go to Giant Eagle, you should have a shopping cart to bring multiple bags home.

The basement will be combined with 1737-e. The laundry room will have 3 washers, and 3 dryers. A tenant can only use 2 machines at one time. The rear entrance will also be kept, and allow for access to the upper floors without using the elevator. They will have to go to the rear though.

The first floor currently has a shipping provider in the store-front. They will remain, but there will be no changes to the floor. This will include not installing a garage to the space. This will be the only exception of moving everyone out before renovation.

The second floor will be the realty company. This is intended to provide a space for the realty company to operate, and provide for the needs of the tenant. In the front, there will be a counter where the visitor is to not pass without permission. There will be a space to support up to 4 desks. Each desk will have a SIP phone, and the receptionist will have their own computer, so there is no guarantee for uniformity. There will be a Xerox commercial printer, and a Dymo LAN label printer. Behind the reception area will be two offices. The left office will be for the realty agent, and the right office will be my office. Behind the left office will be 2 lavatories, and behind the right office will be a break room with a 12 cup coffee maker, and a refrigerator so the employee can store their lunch in the refrigerator. If the employee makes use of the refrigerator, then they must put their name on the bag or wrapper. At the end of the building will be storage for paper, envelopes, and other supplies.

Floors 3-4 will be 2B/1b/1l apartments. There will be a great room, and the lavatory will be close to the front of the apartment. This will allow a tenant or visitor to use the lavatory without having to go to the other side of the apartment. The apartment’s office will be located between the lavatory and bathroom. The kitchen’s entry way will be in the middle of the hall, alongside with the door to the office. In the back of the building, there will be a bathroom, and 2 bedrooms – each of the same size.

Rent for the store-front will be $2,500+utilities. The apartments above the business will be $1,750 including utilities except telephone, and premium television. The realty office will technically not charge rent to itself. However, as expected, the realty office is required to pay taxes for multiple buildings.
