Deposits Required?

For moving into the unit, I will require a full month’s rent. This is the actual rent, and not what you pay to me. Therefore, if the actual rent is $2,500, then your security deposit is $2,500 even if the rent you pay for is $300. I will allow for a 6 month payment plan which I am hoping the features provided for the rental will be enough for you to wish to stay. If you really like the apartment, then you would do what you can to stay there, including on providing for the security deposit.

Upon signing the lease, you would be required to provide your first month’s rent. If you are signing in the last week of the month, then you would be able to move in right away. If you are signing before the last week of the month, you will have to wait until the last week of the month. Simply put, your RFID key card will not work until you are allowed to move in. When you move out, your security deposit will be mailed to you within 60 days. There will need to be time to inspect that there are no damages beyond normal wear and tear. Also, if you were to steal any parts that belong in your unit, you will forfeit your deposit, and the police will be involved.
