1737-e

1737-e will be special to me as this is where my personal residence will be located at. With that being said, I will not pay rent for my apartment. The rent would be more than what I will pay myself for my role in the realty company. The building will have access to 3 bus routes, and walking distance to a Giant Eagle, but assuming that I can drive, I will likely go to Shop and Save which is much cheaper. If I needed to take a bus though, I will have to use 2 different routes to get there.

The basement will interconnect with 1735-e, and provide for laundry. This will mean the basement will be mostly for storage. In the case of this building, it will be my storage area. Since there is already a laundry room, it doesn’t make any sense to have a laundry room next door as well – especially since both buildings are owned by FSP Realty.

Floor 1 will be a convenience store called Frank’s Convenience. This will function like any other convenience store, and provide for items that might be worth the extra cost without having to travel to a grocery store to get the items. Regular customers can make requests of items they will wish to buy. I will of course take every realistic request into consideration. The grocery store will have its own utilities, and will pay “rent” of $2,500/month. This is for accounting reasons, and nothing more.

Floor 2 will be 2B/1b/1l apartments. There will be a great room, and the lavatory will be close to the front of the apartment. This will allow a tenant or visitor to use the lavatory without having to go to the other side of the apartment. The apartment’s office will be located between the lavatory and bathroom. The kitchen’s entry way will be in the middle of the hall, alongside with the door to the office. In the back of the building, there will be a bathroom, and 2 bedrooms – each of the same size.

Floor 3-4 will be my private residence. Yes, my residence will take up 2 floors. This apartment will be a 3B/2b/1l apartment with a home theater on the third floor. The third floor will be the secondary floor, and will not have a door for that floor. Instead, the apartment on 1735-e will be the only apartment for that floor. The 4th floor will be the main floor with the great room, kitchen, office, and will have an outdoor space that would have been taken with the bedrooms. Since there is outdoor space, there will also be an outdoor wifi access point to assure a good signal with the LAN. More information can be found at my 4 Story Building website.
